Layout tips for a functional and designer approved great room.

They say the kitchen is the heart of the home. But if you ask us, the great room gives it a run for its money since it’s likely the most used room in your house. From entertaining guests to lounging around reading a book to watching way too much TV (no judgment here), your main living space has to be both comfortable and functional.

These are some of the most common great room furniture pieces that you’ll need to account for on your floor plan with tips on the best ways to arrange them in your space:

Sofa, Couch, or Sectional: A staple of any great room, the sofa or couch provides a comfortable seating option for relaxation and socializing. The sofa should be the functional focal point of the room. When creating the furniture plan for your great room, start with the sofa as the largest piece of furniture and plan the rest of the room around it. If you have a small great room, you may want to select a sofa with a shallower depth or a L-shaped sectional to maximize your seating space. If you have a large great room, you may want to consider multiple couches to take advantage of your space.
Armchairs: These individual accent chairs offer additional seating and can be placed strategically around the great room to create cozy conversation areas. In addition to leaving space around furniture groupings, make sure to also leave space around each piece of furniture. This allows people to move freely using various routes within the great room. It's important to strike a balance between creating a cozy seating area and providing enough room for easy navigation.
Coffee Table: A central piece, the coffee table sits in front of the sofa and provides a surface for placing drinks, books, and other items. Pro tip: The recommended distance between a coffee table and the sofa in a great room is roughly 15-18”. This allows for enough space to move around comfortably and ensures that the coffee table is within easy reach from the seating area.
Side Tables and/or Ottomans: Placed next to sofas or armchairs, side tables offer a convenient surface for placing lamps, drinks, or other small items. Ottomans are even more versatile and can serve as a footrest, extra seating, or even a side table or coffee table when paired with a tray. Choose side tables or ottomans that are proportionate to the furniture they accompany. The height of the side table should be similar to or slightly lower than the armrest or seat height of the sofa or chair.
Console, Entertainment Center or TV Stand: This furniture piece typically houses the television and often includes additional storage for media devices, gaming consoles, or to display decorative items. Ensure that the size of the media console is proportionate to the size of the screen it will be supporting. Pro tip: the distance between the TV screen and the edge of your sofa should be 1.5x the diagonal measurement of the TV screen (no squinting allowed!). Even if you don’t plan to include a TV in your great room (we support your decision for less screen time!), a freestanding console or built-in shelving unit is great for storage and organization. You can hide (or replace) your TV with a large piece of wall art.

Remember, these are just the basics and recommendations. The specific furniture arrangement will vary based on personal preferences and the size or shape of the great room. What is the best way to design a open concept great room layout?

Navigating the maze of spatial planning isn't just a step in your design journey—it's the secret sauce to making your space sing. Sure, it's not the glitzy, glam decorating part where colors and textures take the stage, but think of it as the unsung hero. Diving deep into planning means you're setting yourself up for a smooth ride, dodging those pesky"I wish I'd thought of that" moments. The more planning you do upfront will save you a lot of time (and money!) in the long run. Plus, having accurate measurements are key to successful furniture (read: treasure) hunting. Having your space measured to a T is like having a map where X marks the spot of your next great find.

Don't shy away from playing musical chairs with your layout. It may take a few iterations to achieve the perfect floor plan. Don't be afraid to try out different furniture arrangements. Mix, match, and move things around until it feels just right, reflecting your unique style and meeting your functional needs.

Here are some best practices to guide you in the process of designing a great room layout:

Start with functionality and purpose: Begin by outlining the primary needs in your space and desired function of the room. Sketch out a plan that breaks down the great room's different zones and their intended uses. Got a crowd to please? Make sure your layout can accommodate everyone’s needs. If you have existing furniture pieces you’d be upset to get rid of, make sure you account for these as well (their purpose is sentimental!) and plan around them to give them the spotlight they deserve.
Identify the focal point: Next, find your room's showstopper. The focal point could be a cozy fireplace, a window framing the perfect view, or an art piece that's all kinds of wow. Arrange the rest of the furniture around this focal point to create a harmonious great room flow.
Consider traffic flow: Keep in mind the natural flow of movement within the room. Ensure that there is enough space for everyone to move around comfortably without any obstructions. Leave clear pathways between furniture groupings to allow for easy navigation — 18 inches minimum between furniture pieces, 30 inches minimum for walkways.
Scale and proportion: Pay attention to the scale and proportion of the furniture pieces in relation to the size of your great room. Avoid overcrowding your space with oversized furniture or leaving it feeling empty with undersized pieces. Achieve a sense of balance and symmetry in the room by distributing furniture and decor elements evenly. This can be done by placing matching or similar items on opposite sides of the room.

By carefully considering the function, layout, and elements of your space, you can create a well-designed and functional great room.

When designing open concept spaces, it's important to maintain a cohesive design throughout the area while defining different functional zones. This can be achieved through strategic furniture placement, area rugs, and distinct lighting to subtly separate different areas without the need for walls. Consistent color schemes and materials can help unify the open concept great room, while varied textures and accent pieces can add depth and interest to each designated zone.

What is a floor plan and where do I start?

A floor plan is essentially a diagram offering a bird's-eye-view perspective of your space. Like peeking into your great room from above, floor plans help bridge the gap between imagination and reality so you can visualize how your space will function.

Floor plans can vary significantly in detail and style. Some may resemble blueprints, focusing strictly on delineating walls, doors, and other structural elements, while others might include detailed layouts complete with furniture and decor placements. This versatility makes floor plans an indispensable tool in architecture, real estate, and interior design, facilitating a clear understanding of a space's structure and potential functionality.

Accurate room dimensions are key when creating a floor plan. If you don’t have an existing floor plan or blueprint with dimensions (from your building inspector or landlord), you’ll need to create one. A trusty measuring tape is an indispensable tool for accurately measuring the dimensions of your great room. It will help you determine the length and width of walls, windows, doors, and other architectural features. There are plenty of digital measuring tape tools out there. And while you know we love our digital tools ;), nothing beats the good ‘ol analog measuring tape when it comes to getting accurate measurements of your space. The last thing you want is a too-small area rug or an assembled sofa bed that can’t fit through your front door. Trust us.

Even if you do have an existing floor plan or blueprint, it’s always a good idea to confirm the measurements (you know what they say, measure twice!). Measure every nook and cranny. Note fixtures and architectural elements like outlets, plumbing hookups, and window and door openings so you have them handy when you create your layout. Every inch (or centimeter) counts.
